Advanced Framing Structures was contracted to remodel and perform a seismic retrofit at 3103 PCH, an existing office building in New Beach, Ca. AFS worked to provide solutions to troubleshoot existing conditions and provide guidance at many levels.

Conversion of old layout with interior partitions to open office space.
Simpson Hold Downs installed at all levels
Simpson Strapping installed at all levels.
Blocking provided in existing joist bays throughout.
Upgraded existing floor and roof diaphragm.
Reworked existing walls and built new walls to satisfy new floor plans at all levels.
Replaced damaged wood due to dry rot and termite damage.
Worked closely with our Sister Company Premier Steel Structures to install Simpson and Common Moment Frames.
Assisted in trouble shooting existing conditions to achieve the design intent architecturally and structurally.
